It's already more than half way through the second month of 2017!  The Greater Rochester area has continued to enjoy this mild winter and has also continued to miss substantial snow accumulation.

While one would think the mild temperatures would lead to an above average number of homeowners rushing to get their home on the market to beat the spring market rush, it still hasn't happened.  The inventory levels in the Henrietta real estate market are low, just like the other markets we've covered thus far this month.  Henrietta NY real estate agents are continuing to urge homeowners who're on the fence about selling to take advantage of the fantastic sale prices.

Active Henrietta NY Homes For Sale

As of today, February 15th, there are currently 46 Henrietta NY homes for sale.  The average list price for these 46 homes is $207,348 and they've been listed for an average of 84 days.  During January 2016, there were a total of 115 homes for sale throughout the month which is higher than the 101 homes for sale this past January.  There were only 29 new homes listed for sale during January 2017 which is 7 fewer than the 36 new listings in January 2016.

The Henrietta real estate market hasn't experienced the same shortage of homes for sale as many Rochester NY real estate markets.  While they shortage of houses for sale in Henrietta isn't as drastic as other markets, there are still plenty of buyers in the marketplace who're struggling to find houses for sale that fit their needs.

The most expensive house for sale in Henrietta NY currently is 1372 Rush Henrietta Townline Road.  This sprawling ranch is listed for $469,900 and has over 3,000 square feet to go along with an impressive 13 car garage!  This awesome home has been on the market for a total of 34 days thus far.

Pending Henrietta NY Single Family Homes

Currently there are 38 homes that are sale pending in Henrietta.  The average list price of these pending sales is $156,837 and these homes spent an average of 35 days on the market until they went into escrow.

The home located at 525 Martin Road in Henrietta is the most expensive sale pending property currently.  This home was listed for $399,900 and has 3 bedrooms, 2 full baths, and a half bath.  This 2003 built colonial which is situated on over 12 acres of land was on the market for only 53 days until it went under contract.

Henrietta NY Single Family Homes Sold In January 2017

During January 2017, 26 homes in Henrietta NY sold and closed.  The average sale price of these 26 homes was $160,822 and had an average of 47 days on the market.  The 26 homes sold in Henrietta NY equated for more than 4.1 million dollars in sales.

When comparing the January performance of the Henrietta NY real estate market for the past 2 years, 4 less homes were sold in 2017.  The 30 homes that sold in Henrietta during January 2016 had an average sale price of $132,301 with an average of 56 days on the market.  

The most expensive home sold in Henrietta NY was located at 80 Langston Point.  This 95' built colonial was listed at $299,900 and sold for $280,000 in 57 days.  This 4 bedroom, 3 full bath, and 1 bath home had over 2,800 square feet of updated space!

Henrietta NY Homeowners, What Should You Be Expecting In The Coming Months?

The upcoming months continue to look promising for Henrietta homeowners who'll be selling their homes.  The continuation of solid interest rates and shortage in the number of homes for sale in Henrietta should lead to quicker sales and for higher sale prices.  Homeowners who list their home sooner, rather than later, will be rewarded as the number of active listings continue to rise during the months of March and April.
